Darmic is a small company and the only New Zealand company managing condos in the Waikiki Banyan.

We maintain our personal service and style by not trying to complete with the “big guys” but still ensuring that our owners reap rewards from their investment.

We provide a professional approach to working with you, to get the best out of your unit.

We offer a complete service and you know that the owners of Darmic are your main points of contact.

Guaranteed Monthly Rental

Darmic pays you – the owner – a guaranteed rental, regardless of whether we sell the room nights or not. We do not charge a fee for managing your unit, nor do we deduct a commission. Your rental is negotiated in advance for the period of the contract (usually 12 months) and is paid directly to you on the first day of the month. We have several categories of units from low floor standard, to deluxe ocean view, and the rentals are tiered on that basis. We also have three rate seasons: Low, Summer and Winter – and owners rentals are tiered on the seasons too.

Advertising; Linens; Guest cleaning; Regular maintenance; Technology; Honesty; Personal service; Pride; Innovation; Stability; Reputation; Longevity

Owner Responsibility

· Providing a comfortable unit with inventory as required by a general range of guests – we have an inventory sheet that will be provided.

· A working phone and phone line. WIFI and authorisation for Jamie to act on your behalf with the service provider.

· Flexibility with advising of your own or your guests stay in your own unit. Some repeat guests reserve 12 months in advance.

Contract Period

Ideally Darmic would manage your property all year around, but we are more than happy to have it in our rental pool for a more limited time. We do prefer a minimum of 6 consecutive months if possible, and your accountant may corroborate this due to GET/TAT requirements.

Marketing your Property

Darmic utilizes several booking platforms to market your property effectively. These include: Expedia, VRBO, Airbnb and Booking.com alongside their direct booking website.
